For one thing a Good sized commercial roof will tend to have many large air conditioning units on it that have to be dealt with and if it is a restaurant this can also make a difference because they will tend to have more mechanical features on the roof. This can effect the price of installing a commercial roof because they usually have to be roofed around which can take quite a bit of time.
However lets say it is a warehouse commercial roof with no mechanical features on it the price could be significantly lower.
